Property and Rental Rules

 

  1. Smoking is NOT allowed anywhere on the property.

  2. Check in time is 3p .  Check out time is 10am and is strictly enforced. If guests are not out by the required time, additional nights rental fees will levied as future rentals will be delayed.

  3. People other than those in the Guest party set forth above may not stay overnight in the property.  Any other person in the property is the sole responsibility of Guest.

  4. No business, sublet, or illegal activity can take place on the property.

  5. This property is privately owned; the owners are not responsible for ANY accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. It is agreed the Home Owners will be held harmless from any legal action and any action brought will be without merit, now or in the future. 

  6. Keep the property and all furnishings in good order.

    1. Please note – none of the beds have water proof sheets. Please consider how you will protect the mattresses from the young children.

    2. Please dispose of diapers in plastic grocery bags (tied up) and then in a plastic garbage bag.  All trash Bags must be placed inside the plastic trash barrel for pick up.

  7. Only use appliances for their intended uses.  BE careful of the stove, especially around children. Child proof dials have been installed because it is easy to turn on the burners.

  8. DOGS are permitted only with prior approval and the Pet Addendum must be completed.  (N/A)

  9. Parking: Parking is limited to 3 vehicle(s).  Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.

  10. Housekeeping:  There is no daily housekeeping service. Linens and bath towels are included in the unit for an additional fee.

  11. Water and Septic: The house draws water from the lake.  The water quality is “class A drinking water”, however we recommend you bring bottled water for drinking and coffee/tea.The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at anytime.  Please place them in the trash. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages.

  12. Storms: If there is a storm or hurricane, no refunds will be given unless the state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area". No refunds for poor weather.

  13.  Use of Gas Grille There is a gas grille on the property. Use it at your own risk.  NEVER leave the grille unattended.

  14. Quiet time is 10PM and can be enforced by the local police. Disturbances will be acted upon by the local police.

  15. All out door fires are expressly prohibited. Any breach of this policy places all responsibility upon the tenant. It should further be understood that the law requires a permit for any outside burn. 

  16. If, for any reason, the owner cannot accommodate a rental, (fire, flood ect) the Owner is held harmless. No monetary reparation will be offered, required or paid.

  17. Boats.  There is a canoe/paddles available for guest use at your own risk.  (Value $65/day). Any damage to the canoe or paddles are your responsibility. Life jackets are not provided, please bring your own.

    1. See attached optional kayak rental program.

    2. The green flatbottom boat and paddleboards are NOT available for your use. RECOGNITION OF RISK: Guest expressly acknowledges that canoeing has inherent risks of injury to persons and property. By signing this agreement, Guest acknowledges that all parties are AWARE OF THOSE RISKS AND UNDERSTANDS THEM. ALL GUESTS ARE REQUIRED TO WEAR PFD’s/LIFEJACKETS WHILE USING the canoe. Guest understands that use of a PFD does not remove all risks of injury; nor does PFD use make canoeing a safe activity. GUEST EXPRESSLY ASSUMES THE RISKS OF THE ACTIVITY. 

  18. Dock and Raft .  There is a swim raft and dock for your use at your own risk. RECOGNITION OF RISK: Guest expressly acknowledges that using the dock and swimraft has inherent risks of injury to persons and property. By signing this section of the agreement, Guest acknowledges that all parties are AWARE OF THOSE RISKS AND UNDERSTANDS THEM. GUEST EXPRESSLY ASSUMES THE RISKS OF THE ACTIVITY.

    1. Note for the Dock. The dock is held up with metal posts pounded into the ground.  These posts have dangerous rough edges. Running on the dock is strictly prohibited. Children are to be CLOSELY supervised by an adult while on/around the dock.
